A home inspection can become one of the most important—and most stressful—stages of a residential real estate transaction. Buyers may be anxious about the condition of the property, sellers may feel overwhelmed by a long report, and both sides often look to their real estate professional for guidance.
This practical two-hour continuing education course helps REALTORS® better understand the home inspection process, communicate its purpose clearly, prepare clients for what to expect, and manage the conversations that follow an inspection.
Participants will explore what a home inspection does and does not cover, why inspections should be recommended, how clients can evaluate and select an inspector, and why proper licensing and insurance matter. The class will also address how agents can prepare buyers before inspection day, help sellers get their property inspection-ready, and respond professionally when an inspection report identifies concerns.
Florida regulates home inspectors, and approved prelicensing education covers major property components including the structure, electrical system, HVAC, roof, plumbing, interior, exterior, and site conditions affecting the structure. Florida active-status home inspectors must also attest that they carry at least $300,000 in commercial general liability insurance. These requirements make inspector selection and verification important parts of helping clients approach the inspection process responsibly.
This course is not intended to turn real estate professionals into inspectors or contractors. Instead, it gives agents a stronger working knowledge of the process so they can set appropriate expectations, improve communication, reduce unnecessary confusion, and help keep transactions moving forward.

Steven Fishman is the founder and president of Buckeye Lending Solutions and an experienced mortgage and real estate educator. His company describes him as a nationally recognized renovation-lending expert with broad knowledge of mortgage sales, operations, and management. He is an approved instructor in both Florida and Ohio and teaches licensed real estate professionals on topics involving lending, property transactions, and real estate practice.
